NOTE: NO SPECIAL REQUESTS WILL BE ACKNOWLEDGED REGARDING REDUCED RATES, SHORTENED STAYS DUE TO TRAVEL TIME, REDUCED RATES DUE TO LESS PEOPLE IN THE UNIT, OR ACCOMMODATING SPECIAL NEEDS REGARDING CANCELLATIONS. PLEASE READ THE RENTAL CONDITIONS CAREFULLY BEFORE BOOKING THIS UNIT. RECEIPT OF DEPOSIT INDICATES THAT YOU HAVE READ AND ARE IN AGREEMENT WITH THE RENTAL CONDITIONS.

Terms and Conditions

1. General Conditions: The Sea Forever condo is not rented to singles or un-chaperoned groups under the age of twenty-five (25). The individual renting the unit must be staying at the unit during the duration of the rental. Maximum occupancy of the condo is 8 (waiver may be made with very small children). Smoking or pets are not permitted in the unit.

2. Reservations: Reservations are made by via telephone and are secured with a $500 deposit. This deposit is not included in the Total Cost of Stay and will be refunded upon return of keys subject to conditions below.

3. Rental Payment: The rental fee is due 60 days prior to arrival. Upon receipt of the rental fee, you will be sent keys by U.S. Mail. If the final rental payment is not received within 60 days prior to arrival, we reserve the right to retain the deposit, cancel the reservation and rent to others. If the reservation is canceled within 60 days prior to arrival, the deposit will be forfeited.

4. Check-in/Check-out: Check-in time is 3 PM on the date of arrival. NO EXCEPTIONS. Check-out time is 10 AM on the date of departure. NO EXCEPTIONS. If you require an earlier check-in time or later check-out time, you will be required to pay for an additional day. Should the housekeeper arrive to clean the unit and it is still occupied, we reserve the right to withhold an additional day’s rental payment from your deposit.

5. Maintenance of the Unit: This unit is personal property of the Owners, and you are staying as our guests. Please treat the unit as you would your own home. If there is any damage done to the unit or the unit requires extra cleaning, you accept full responsibility for repair, replacement or extra cleaning charges. If vomit, blood or other bodily fluids such as urine or feces, or substances such as nail polish, chocolate, Kool-aid, fruit juices, wine, tinted suntan lotion, Play-doh, gum, or other type substances are found on the carpet, bedspreads, furniture, walls, etc., or there is any other damage to the unit, you will be refunded your Deposit minus the charges for repair, replacement or extra cleaning. If any of the above substances come in contact with the carpet, bedspread or furniture, or any accidental damage has been done to the unit, you must contact the Owners immediately. If the Owners are not informed of the situation, your deposit will be forfeited completely.

6. Cancellations:

a. If you cancel more than 60 days before check-in, your security deposit will be returned.

b. If you cancel less than 60 days before check-in, you will forfeit your deposit.


c. The first day of the rental, there will be no refunds for any reason, including illness or death in the family.  You may wish to purchase Travel Insurance to protect your investment.**


d. No credit will be given for shortened stays due to late arrival or early departure for any reason. You may wish to purchase Travel Insurance to protect your investment.**

e. No cancellations due to weather. In case of a mandatory hurricane evacuation, you may wish to purchase Travel Insurance to protect your investment.**

7. Forfeiture Conditions:
Deposit will be forfeited if:
(1) the keys are not returned
(2) there is evidence of smoking or pets in the condo
(3) the unit is rented under false pretense
(4) reservations are canceled within sixty (60) days of scheduled arrival, OR
(5) unusual damage is done to the condo or its contents. (See above General Condition #5: Maintenance of the Unit.)


ADDITIONAL TERMS:

You must be 25 years of age to rent this home and provide proof of age, as well as those of your party, if requested.

The home has a maximum occupancy of eight (8) guests, unless several are children, in which case nine (9) guests are allowed. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction.

House parties are strictly prohibited and grounds for immediate eviction.

Illegal substances are strictly prohibited and grounds for immediate eviction.

No pets allowed. Guests who bring a pet or pets will forfeit the $500 deposit and may be evicted from the property without refund.

This is a non-smoking home. You are permitted to smoke outdoors on the balcony with the doors closed. Butts are to be disposed of properly and not left anywhere on the property. If there is any indication of any violation of the smoking policy, guest will incur the forfeiture of the $500 deposit and may be evicted from the property.

YOUR RECEIPT OF DEPOSIT SIGNIFIES THAT YOU HAVE READ AND ARE IN AGREEMENT WITH THESE TERMS AND CONDITIONS AND THAT YOU WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER YOUR NAME. YOU ACCEPT FULL RESPONSIBILITY FOR DAMAGES OR EXTRA CLEANING CHARGES, SHOULD THEY BE DISCOVERED DURING OR AFTER DEPARTURE (SEE ABOVE GENERAL CONDITION #5: MAINTENANCE OF THE UNIT).
